    I have first mortgage balance of $ 205,000 and heloc balance $ 111,000. I have 30 fixed rate @ 7.5% on first mortgage and 8.5% (variable) on second mortgage. We are late on our mortgages and need a loan modification plan asap. With home appraised value of $300,000 I wanted to find if I could modify my loans into one or just refi heloc for fixed rate.
